General Rental Qualifications and Application Process
Required Information - Government issued ID, 2 most recent pay stubs, and pet photo taken with applicant (if applicable). Landlord contact info for last 3 years. All adults, and co-signers, aged 18 and above must each apply separately and pay the $35 application fee.
Security Deposits and Risk-Mitigation Fees - Applicants with better credit and references will generally be approved at a security deposit of 1-month’s rent. Applicants with lower credit scores may be approved, however may require a higher security deposit and a risk-mitigation fee.
Common Reasons to be Declined - Not all applications are approved, even after paying the application fee. Peak chooses the best fit for our rental units, which is not always the first applicant. The following may be reasons for a declined application: Evictions, unpaid balances due to debt, low credit score, insufficient income, unsatisfactory references, and criminal background and/or recent bankruptcies. Unqualified occupants, pets and/or vehicles may also be a reason for decline.
Application Approval - The approved applicant will be notified and sent a lease to sign. The unit will continue to be shown and applications accepted until the lease has been signed and security deposit has been paid in full. You will have 2 days, or less in some circumstances, to sign the lease and pay the security deposit in full.
**Application Fees and Risk Mitigation Fees (if applicable) are non-refundable in all circumstances. Please thoroughly review the unit you are applying for and contact our office with any questions before sending in a rental application. Most units will have numerous applications submitted.**
